土地合筆登記
It is a registration to newly divide one land into multiple lands.
● I want to divide and sell part of the land
● Inheritance occurs and the heir wants to share the land
● I want to use part of the land for other purposes
● I want to pay a portion of the land in kind as inheritance tax
If you want to divide the land in the above cases, you must register the division of land.
隣接する複数の土地を1つの土地にまとめるための登記です。
この登記をすることによって数個あった「権利証」・「登記識別情報」もひとつにまとめることができます。
ただしこの登記にはいくつかの制限があります。

畑だった場所に建物を建てたり、宅地の一部を道路にしたりした場合や合筆するにあたって地目を揃えたい方等は、土地の地目と現況を一致させる登記です。
地目の種類は23種に分類されます。
※注意点
地目の変更から1ヶ月以内に申請する義務があります。

まだ登記をしていない土地の現況（所在、地番、地目、地積）を登録する登記です。
● 敷地内に国有地や無地番の土地があり、
その部分の払い下げ手続きを行った場合
● 公有水面の埋立や海底の隆起などで土地
が新たに生じた場合
登記簿上の面積と実測面積が異なるのを更正します。
この登記は申請義務はありませんが測量した結果の地積が登記簿の地積より少ない方は、固定資産税などに関係してきます。
